RESORT OWNER SERVICES, INC.11/12/08 last up-date. INFORMATION: Who and WhyResort Owner Services, Inc. is a FULL SERVICE timeshare-owner support and rental/sales advertising company. We have been involved with the timeshare industry since the mid '70s and have watched it's tremendous growth and maturity almost from the beginning, sometimes with admiration, and sometimes with horror, but always with interest. Through the years what we have found is that the system is sometimes not particularly "user friendly", especially in it's latter day mode. This is mainly due to the fact that it is too good, offering options and benefits in increasing numbers every year and it is simply too difficult to keep up with unless you are involved on a daily basis. This has become a major problem for an increasing number of owners. Large investments and over zealous salespeople declaring how simple the system is are not mixing well with the current owner base causing a full 30 percent of dissatisfied and frustrated owners to look elsewhere for their vacation needs and abandoning their valuable vacation investments FOR NO REASON. NOTICE ****Many high profile companies are trying to take advantage of these growing numbers by charging outrageous up front fees, or, a new approach is to request an unneeded appraisal for several hundred dollars to get their frustrated customers into different positions, be it rentals to salvage annual fees and dues, or sales to get out completely. KNOW WHAT YOU ARE GETTING INTO BEFORE HANDING OVER HARD EARNED DOLLARS!!! The majority of the resorts that are in sales now hold integrity at high levels and are doing a superb job in their sales and service efforts. Unfortunately, the good ole boys of yester-year are still out there to catch you when you feel you are at your wit's end, frustrated and ready to do anything to escape the annual fees and dues of unnecessarily unused timeshare weeks. WE SAY USE THEM OR MAKE THEM WORK FOR YOU ..................... DON'T LOSE THEM. Resort Owner Services, Inc. has several programs to help timeshare owners make informed decisions and to make ownership a more rewarding experience. We know you would like to maximize your investment in your timeshare. To make it do the things you were told it would do, and to be able to enjoy and use it, ..... or at least make it pay if you can't use it. Here is how we can help you: We will advertise your week for rental or sale through our network of travel agents, tour companies , business associates and our popular Web Site, www.prowest.com ( Please see rental and sales information noted in red below)
We have 2 programs and, in a nut shell, they are: 1) No money up front, just list your week for advertisement (either for rentals or for sale) and we will place your week on the ProWest web site. Upon a completed transaction we charge 40% for rentals and 25% for sales**. All calls are handled by Resort Owner Services, Inc. and we will send confirmations, etc. to the specific renters for you. All rental or sales inquiries are discussed with the respective owner, if possible, and final decisions concerning same are made by you, the owner, unless other arrangements are made with Resort Owner Services, Inc. or you cannot be contacted in time to complete the rental. PLEASE NOTE: In the event Resort Owner Services, Inc is successful in renting your week(s) for you we retain the right to hold rental money for a period of not less than 30 days from use period to insure there are no credit card charge backs submitted nor objections filed in any manner concerning the specific rental. As soon as we are satisfied there are no problems with said rental we shall fund the owner's portion of the rental. 2) You can do your own advertising on the ProWest web site and handle your own transactions at $179 per year per week (discount for multiple weeks). All advertising formats will be in the same format as other listed weeks and will be placed on site by Resort Owner Services, Inc. Private ads get the same exposure as the listed ads and we will customize your ad to an extent. All final ad approvals are made by Resort Owner Services, Inc. List your private ad here **We will help you sell your week . We will tell you how to handle all of your transfers (affiliate, home-owners etc.) . You will be required to provide a title commitment or other documentation to show good title or membership. This is a service provided only to get the owner and purchaser together but we do the advertising and screen prospective buyers for you to make sure you get only serious inquiries plus any consultation necessary to prepare transfers and sales documents. We will get your transfer and transfer fees to the proper department in Mexico or other locations to make sure the transfer takes place properly. NOTE: Because of the logistics of timeshare (different states, countries, etc.) we do not go through our affiliated real estate company, ProWest Realty for sales of deeded timeshare outside of the State of Colorado but we can help you find an appropriate Real Estate Agent in States other than Colorado. We do have the expertise to consult and make sure you have everything in order to make your sale successful. Please be aware that timeshare sales are hard to come by because of the number of listings on the Internet and you will more than likely lose money to make a sale. Normal prices are 50-to 65% below your original purchase cost. Also, successful rentals are normally made far below the resort "rack" rates which is probably contradictory to what you were told when you purchased the week(s). TIMESHARE WEEKS ARE NOT REAL ESTATE INVESTMENTS AND SHOULD NOT BE TREATED AS SUCH. They are, however, an investment in your annual vacation costs and should be used by the owner to realize the investment over the years.
